Preparing Your Home For Sale

Only location and condition can move buyers to pay more for any home, and it’s becoming common knowledge that staged homes statistically sell 73% faster and for a 17% higher price than similar vacant or poorly furnished homes.  While this may be ideal, sometimes staging isn’t practical.  For sellers in this situation, while you can’t do anything about location, you can still take condition out of the equation.  There’s a huge difference between a home that “doesn’t need a thing” and one that “needs work”.  Show pride of ownership by putting your home in top move-in condition so that your home is more appealing to buyers than any other home in your price range.  Consider these inexpensive ideas that have proven to help you get the best price for your home.

ELIMINATE CLUTTER – Not only is clutter unattractive, it actually subconsciously increases one’s anxiety when you enter a room.  To promote buyers feeling calm, interested and “at ease”, minimize the non-furniture items in every room (think Hotel Room or Hotel Lobby).

REMOVE BREAKABLES & TEMPTATIONS – Put valuables in a safe, secure location or store them outside the home.  Figurines, china, crystal and other breakables should be packed away in the garage or storage.

ENHANCE YOUR ENTRY – It’s the first thing buyers see, and most likely serves as the first impression of your house.  Utilize the entry by updating the front door color and clean or replace the door hardware.  Make potential buyers welcome with a nice mat and some potted plants or flowers.

LET THE LIGHT IN – Natural lights does wonders for a home and makes rooms more inviting.  Take down heavy drapery and replace with airy fabrics.  If you have views, play the up!

ADD SOME COLOR – Color on the walls or as an accent can really make a room pop.  Painting is an inexpensive way to give your house a new look.  If painting is not possible, consider adding richly-colored accessories, pillows or throws.
